EMTI stresses its keenness to keep pace with each and every new approach and development in all areas
Elite Management Training Institute (EMTI), the Abu Dhabi based leading education institution in the provision of quality and distinguished training, has recently participated in a seminar on Property Brokerage Companies under the New Property Regulation Law in Abu Dhabi Chamber on 12th January, 2016.
After His Highness Sheikh Khalifa bin Zayed Al Nahyan, President of the UAE and Ruler of Abu Dhabi issued Law No. 3 of 2015 on the Regulation of Property Sector in the Emirate of Abu Dhabi (the “Property Law”), which took effect on the first of January 2016, six months after its publication in the Official Gazette, the time to implement the new law has come with a view to regulating, developing, and controlling the real estate sector and overseeing all the matters appertaining thereto under the supervision of the Department of Municipal Affairs in the Emirate.
While the articles of the Property Law include provisions related to the regulation of property mortgage-backed security, the rights of land development lease and usufruct, and all rights appertaining to land and property, this Law has also created the Landlord Union setting forth that it is a non-profit organization that has its independent legal personality and the right to litigation and prosecution of owners and tenants of real estate units. The law has also set conditions for the establishment of the Landlord Union and its liquidation mechanisms.
The new law contributes to the protection of investors, developers, and development and contracting companies in particular and the real estate market in general, especially after its inclusion of provisions considered to be the first of their kind, such as the new Land Registry and property bonds, regulation of real estate brokerage, and creation of new professions, which makes the real estate sector move on with its great start.
